May 12, 2015 – DALLAS – The MetroTex Association of Realtors today released East Dallas home sales figures for the month of April. MetroTex President Steve Habgood acknowledged East Dallas’ continued demand for more housing inventory.

“Homeowners in East Dallas on average can expect strong sale prices to continue as the number of available homes in the area is low and there are a lot of active buyers in the market,” said Habgood. “The housing inventory in East Dallas is estimated to be at 1.5 months.”

Less than six months inventory is considered to be a sellers’ market by the industry.

Other highlights of the MetroTex report include:

  • The average April sales price in East Dallas was $361,504, an increase of 8% over the same time last year.
  • Average Days on Market was 33.
  • The number of available homes on the market in April was 289, compared to 388 in April 2014.
  • The average price per square foot in East Dallas increased from $163 in April 2014 to $176 in April 2015.
  • The number of home sales in April was 222, a 5% decrease over last year.

“East Dallas is part of the nation’s most active housing market, and sellers are finding that they are getting very close to asking price when they align with current market data,” said Habgood. “In East Dallas, homes listed with a REALTOR® are fetching 99% of asking price on average.”

Less than six months inventory is considered to be a sellers’ market by the industry.

Other highlights of the MetroTex report include:

  • The      average April sales price in Denton County was $224,065, an increase of 8% over the same time last year.
  • Average Days on Market was 35.
  • The number of available homes on the market in April was 544, compared to 762 in April 2014.
  • The average price per square foot in Denton County increased from $95 in April 2014 to $101 in April 2015, reflecting a 6% increase.
  • There were 440 home sales in April, a 13% increase over last year.

  • Average Days on Market was 50.
  • The number of available homes on the market in April was 100, compared to 81 in April 2014.
  • The average price per square foot in Coppell increased from $137 in April 2014 to $145 in April 2015.
  • The number of home sales in April was 50, an 11% increase over last year.

“Homeowners in Colleyville on average can expect strong sale prices to continue as the number of available homes in the area is low and there are a lot of active buyers in the market,” said Habgood. “The housing inventory in Colleyville is estimated to be at three months.”

Less than six months inventory is considered to be a sellers’ market by the industry.

While Colleyville’s home prices remain strong, it was an outlier in the area as one of the few to experience a slight decrease in both average sold home price and price per square foot.

Highlights of the MetroTex report include:

  • The average April sales price in Colleyville was $550,484, a decrease of 17% over the same time last year.
  • Average days on market was 43.
  • The number of available homes on the market in April was 112, compared to 102 in April 2014.
  • The average price per square foot in Colleyville decreased from $157 in April 2014 to $145 in April 2015, reflecting an 8% decrease.
  • There were 47 home sales in April, an increase of 15% over last year.

  • There were 148 home sales in April, a 1% decline over last year.

Sellers’ Market Continues as Inventory Remains Low

May 12, 2015 – DALLAS – The MetroTex Association of Realtors today released Bedford home sales figures for the month of April. MetroTex President Steve Habgood acknowledged Bedford’s continued demand for more housing inventory.

“Homeowners in Bedford on average can expect strong sale prices to continue as the number of available homes in the area is low and there are a lot of active buyers in the market,” said Habgood. “The housing inventory in Bedford is estimated to be at less than one month.”

Less than six months inventory is considered to be a sellers’ market by the industry.

  • The      average April sales price in Bedford was $205,823, an increase of 3% over      the same time last year.
  • Average Days on Market was 18.
  • The number of available homes on the market in April was      38, compared to 53 in April 2014.
  • The average price per square foot in Bedford increased      from $90 in April 2014 to $99 in April 2015, reflecting a 10% increase.
  • There were 46 home      sales in April, a decrease of 15% over last year.
