Southlake home sales decrease while prices increase

MetroTex Association of REALTORS releases real estate statistics for June 2016

Southlake home sales increased in June as prices increased with low inventory levels, according to the June 2016 North Texas housing market report released today by the MetroTex Association of REALTORS.

“The number of homes sold in Southlake increased somewhat compared to last year. Sales prices rose with low inventory levels pressuring the market,” said Russell Berry, president of MetroTex.

According to the report, 74 homes were sold in Southlake in June 2016, down 10.8 percent compared to the year prior. The median price for Southlake homes increased 24.2 percent year-over-year to $795,000 during the same time frame.

Southlake’s monthly housing inventory was 5.3 months in June 2016. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced. 

Homes spent an average of 67 days on the market in June 2016. Additionally, there were 250 active listings for the Southlake housing market during the same time frame.
