Sales of single family homes in January 2016

Average price in Bedford rises 15%

Strong job creation and hectic real estate market have pushed the North Texas real estate market to outperform the rest of the state by wide margins, according to the latest market data.

“The North Texas market is growing at a pace that far exceeds growth in any other area in Texas, and we brought in about 35% of January sales in the state,” said Russell Berry, president of the MetroTex Association of Realtors.

“In January, we saw a 20% increase in sales over last year. The other metropolitan areas don’t even come close to that kind of growth. Houston and Austin are pretty much flat compared to last year. San Antonio experienced about 6% growth.”

The Bedford market area continues to see growth in housing prices, according to the MetroTex Market report. Highlights of the report include:

  • There were 27 sales of single family homes in Bedford in January, a 31% decrease over January 2015.
  • The average price per square foot for single family homes in Bedford was $103, a 14% year-over-year increase.
  • The average sales price in Bedford in January was $204,960, a 15% increase over last year.
  • There are 33 homes under contract and waiting to close.
  • Houses are selling in an average of 31 days.
  • There were 58 homes on the market in Bedford in January.
  • There is approximately 1.1 months inventory in the area. Less than 3 months inventory is considered a strong seller’s market.
