With more new homes being built, the housing market in Prosper is finally starting to offer more housing options for buyers. Inventory levels are still lean, however, and rising price levels reflected that in 2016.

“December was in line with what we’ve come to expect for Prosper in this market cycle,” said James Martin, president of the MetroTex Association of REALTORS. “The number of sales was solid, and overall average prices increased in December with somewhat low, but improving, inventory levels.”

According to the monthly housing report released by MetroTex, there were 228 active listings on the market in Prosper in December and 51 closed sales, a 2 percent increase from 2015. The December dollar volume of sales in Prosper increased 20.6 percent year-over-year to $27,265,541. The average price in December was $534,618, up 18.3 percent from last year, while the median price was $491,750, up 9.8 percent compared to December last year.

Prosper’s monthly housing inventory was 4.4 months in December. The Real Estate Center at Texas A&M University contends that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

Homes spent an average of 78 days on the market in December.
