There is only about 3 weeks of available housing in Bedford, indicating a strong seller's market. Six to seven months is considered a balanced market.

Struggling with a lack of housing inventory, the Bedford market proved to be a challenging one for buyers in 2016. With few houses and strong demand, competition for available housing was strong.

“December was surprisingly quiet for Bedford compared to the rest of the year,” said James Martin, president of the MetroTex Association of REALTORS. “Sales volume and price increases overall were right in line with the rest of the region, even with fewer sales last month.”

According to the monthly housing report released by MetroTex, there were 40 active listings on the market in Bedford in December and 48 closed sales, an 18.6 percent decrease from 2015. The December dollar volume of sales in Bedford decreased 9.1 percent year-over-year to $10,686,256. The average price in December was $222,630, up 11.7 percent from last year, while the median price was $222,250, up 14.6 percent compared to December last year.

Bedford’s monthly housing inventory was just 0.8 months in December. The Real Estate Center at Texas A&M University contends that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

Homes spent an average of 24 days on the market in December.

  • $276,286               Average sales price for homes, a 7 percent increase over 2015, a record high.

  • 18,355                   Average active home listings on the market in 2016, a 1 percent drop.
  • $119                       Average price per square foot, up 7 percent year-over-year.
